The elegant iron gates of Oakmere Lodge Country Park set the tone.  This is one of Cheshire’s most sought after and affluent up and coming areas and also the setting for a collection of timber holiday lodges for the retired/semi retired.

Owning a holiday lodge on this select new development means you can get away from the hustle and bustle of everyday life as often as you like, offering you a new lifestyle for weekends, weeks or longer periods - whenever you want, eleven months of the year but may not be occupied during the month of February. The lodges are to be used as second / holiday homes, and not as a main residence.

One of the great advantages of this new development is the spacious plots available with sizes ranging from 44’ to 50’ or larger on some plots. Here you’ll have the opportunity to design the size and layout of rooms, the décor, furnishings and furniture.

Once you have decided the size and layout, we can arrange for you to visit the factory to work with their own professional designers and decide all those finer details that will ultimately make your life more comfortable in your new lodge.  Alternatively we have a limited selection of lodges complete and ready for immediate occupation.

When buying a lodge on the country park you will be issued a formal 30 year license agreement which has been prepared in line with the code of practice drawn up by the British Holiday and Home Park Association. The agreement sets out the obligations of both the lodge owner and park owner. Ownership and collection of the keys to your lodge does not pass until the total amount is paid in full. Included in the sale of your lodge are a 7’x5’ timber cladded garden shed to the rear, at timber skirt to match the lodge, a fitted security alarm and rear flood light.

The lodge is covered by a warranty from the manufacturers and a guarantee to ensure it will be free from defects in materials and workmanship in the unlikely event of any problems occurring within the first 12 months of occupation.

As the lodges are not a main residence they are not eligible for council tax, but will come under our business rates. As this is a new development we are awaiting to be rated.

An annual ground rent is payable each year. This fee is paid on the 1st March each year. Pitch fees will be reviewed on an annual basis, and will normally increase inline with inflation.

All utilities are metered and billed accordingly to lodge owners.
